Home Loan Required Documents Checklist, Processing Fee, Charges

 While availing a Home Loan, it's essential to understand the key documents, charges, and the overall process involved. For identity and residence proof, a PAN card, passport, Aadhar card, or driving license are accepted, along with other government-issued identification. Salaried individuals need to provide the last 3 months' salary slips, 6 months' bank statements reflecting salary credits, and the latest Form-16 and IT returns. For the self-employed, income tax returns, balance sheets, profit and loss statements for the last 2 years are crucial, along with business entity statements attested by a CA. The process includes meticulous check of these documents. Home Loan charges encompass processing fees, conversion fees, and other miscellaneous charges. A comprehensive understanding of these aspects ensures a smooth and informed home loan application process.

Options for floating rate loans in case of Increase in Benchmark Interest Rate

Effective 31-Dec-23, in case of upward revision in interest rate, subsequent to change in external benchmark lending rate, individual customers of floating rate home loans and/or loans for personal end-use will have an additional one-time option to convert to a Fixed Rate subject to our internal policies and checks.

Conversion option at fixed rates are available as under :

Housing Loans : 11.25% - 11.75% + p.a.
Top-Up Loans (for personal end use*) : 11.50% - 12.00% + p.a.
Non-Housing Loans (for personal end use*) : 11.80% - 13.30% + p.a.

Reach Loans : 0.75% p.a. higher than above

Conversion fees upto Rs 3000/- + applicable taxes / statutory levies.

*Defined as per regulatory guidelines - RBI circular No. DBR.No.BP.BC.99/08.13.100/2017-18 on “XBRL Returns – Harmonization of Banking Statistics” dated January 04, 2018”

  • Adjust your loan tenure
  • A combination of both EMI & tenure adjustment
  • Make a part / full pre-payment (with charges as applicable)
